What is a home inspection?
A home inspection is a non-invasive visual examination of the physical condition of a home. Often, but not always, connected to the sale of that home or building by a Certified Inspector. The findings are delivered to the client in a written report and the findings will help the client make an informed decision and often determine the successful completion of that sale. A home inspection will usually include an examination of the foundation and basement, roof, attic, heating and cooling systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.
Home Inspections are not conducted on a pass or fail basis; it provides a report that shows an itemized list of the condition of the home or building and any work that should be done.
Thermal imaging reveals surface temperature variations of the building which helps to identify problems in structure, moisture content and air leakage. It can also be used to find heating and cooling issues, moisture intrusion, inadequate or non-existent insulation and plumbing leaks. Thermal imaging is accomplished using an infrared camera. Craig is Infrared Certified through InterNACHI and is one of the few inspectors who include thermal imaging as part of a standard inspection, free of charge.
Residential Home Inspections
A home inspection isn’t just about protecting your investment, but also about protecting you and your family. We understand this. We know we are an integral part in your decision to make the biggest investment of your life. Though not mandatory in every province in Canada, a residential home inspection should be a part of every real estate transaction. It is the best way to ensure that everyone is protected.
Home sellers also gain peace of mind by investing in a thorough certified home inspection prior to putting a house up for sale. The last minute discovery of problems by a prospective buyer can lead to time delays, added expenses and can even stop a deal altogether. Your best prevention measure as a home seller is to have a certified inspection done prior to listing your home. After you have addressed any issues found during the home inspection, we will return to review and update the report which you can offer to potential buyers at no additional cost.

WETT Certified Inspections
An inspection for the wood burning technologies in your home is important for the safety of you and your family. With wood burning appliances, the potential for harmful pollutants to be released into your home as well as combustible materials to ignite is increased, so it is important that these appliances are regularly inspected and properly maintained. If you have a home that already includes a wood burning fireplace, wood burning stove or pellet stove, or the home you are purchasing has one, call Platinum Home Inspections. In fact, most insurance companies today require a WETT certification to honor your policy.
A home inspection is not
- An insurance policy, warranty, or guarantee on the home
- An invasive or destructive investigation
- Intended to find concealed issues or defects
- An environmental evaluation or energy audit

Dear Craig, Please find here my expression of satisfaction and gratitude for the unprecedented inspection you performed for me early this week. Not only you did what was compiled in our signed agreement prior to the inspection, but you went beyond and assessed other items including the roof during this snowy period. I have been impressed by both the exercise of inspection and your detailed report. Yes, I have been lucky and blessed to have you to inspect the house at that critical time of my investment. Because of your expertise and the quality of your work, It was afterwards easy for me to make my final decision on that house for you inspected the house, lectured me on so many things related to houses in general and maintenance. It would be unfair if I fail to mention here that I appreciated your patience, the fact that you allowed me to ask questions and answers you gave me as well as how your report shows me things that need immediate attention and those that need to be taken care of in the future. That way, I am able to see how my house will look like and how strong it will be in years ahead after doing a proper maintenance in reference to your report. I really thank you and yes for sure I will not hesitate to refer to you anyone I will come across with who needs the same service.Joseph Edaste MPAYEMSC Clinical Psychology
