What is a home inspection?

A home inspection is a non-invasive visual examination of the physical condition of a home. Often, but not always, connected to the sale of that home or building by a Certified Inspector. The findings are delivered to the client in a written report and the findings will help the client make an informed decision and often determine the successful completion of that sale. 

A home inspection will usually include an examination of the foundation and basement, roof, attic, heating and cooling systems, electrical and plumbing systems, as well as the general condition of the structure itself. An inspector will look for poor construction practices and make note of any repairs that might be required or any general maintenance issues. Importantly, they will also make note of any fire and safety issues that need to be addressed.

Home Inspections are not conducted on a pass or fail basis; it provides a report that shows an itemized list of the condition of the home or building and any work that should be done.

Thermal Imaging

Thermal imaging reveals surface temperature variations of the building which helps to identify problems in structure, moisture content and air leakage. It can also be used to find heating and cooling issues, moisture intrusion, inadequate or non-existent insulation and plumbing leaks. Thermal imaging is accomplished using an infrared camera. Craig is Infrared Certified through InterNACHI and is one of the few inspectors who include thermal imaging as part of a standard inspection, free of charge.

Home Maintenance Inspections

Home Maintenance Inspections are for homeowners who want to take a proactive approach to home maintenance. Failure to maintain it properly can damage your home and downgrade its value. A home maintenance inspection by Platinum Home Inspections will identify the areas of your home that need attention. This will include the roof, gutters and drain spouts, fireplaces and chimneys, heating and air conditioning, smoke detectors and other safety equipment, plumbing and faucets, windows and doors, structure, and many other items. Our inspection will provide you with a complete list of problems that require immediate attention, things that should be dealt with soon, and things that should be noted, but are not urgent.

WETT Certified Inspections

An inspection for the wood burning technologies in your home is important for the safety of you and your family. With wood burning appliances, the potential for harmful pollutants to be released into your home as well as combustible materials to ignite is increased, so it is important that these appliances are regularly inspected and properly maintained. If you have a home that already includes a wood burning fireplace, wood burning stove or pellet stove, or the home you are purchasing has one, call Platinum Home Inspections. In fact, most insurance companies today require a WETT certification to honor your policy.
